Awaab's Law Phase 2 is coming.

From 30 November 2026, the statutory timescales extend beyond damp and mould to excess cold and heat, falls, structural collapse, fire and explosions, electrical hazards and domestic hygiene. The deadlines stay the same; they simply apply to far more of the repairs book.

Confirmed in government guidance published 13 July 2026.
