Know what you are buying
Mould removal service or mould remediation?
Most people search for a mould removal service, and plenty of companies will sell you exactly that: a clean-up of the visible mould. The problem is that mould is a symptom. Unless the moisture feeding it is found and fixed, it grows back, often within weeks.
Mould remediation is the correct industry term for the full job: identifying the moisture source, safely removing the contamination with proper containment and protective equipment, and correcting the underlying cause, whether that is a leak, condensation, poor ventilation or rising damp. UKAME training courses teach remediation aligned with international remediation standards, which is why we use the word deliberately.
When you compare quotes, ask each professional what they will do about the cause, not just the visible growth. A good quote talks about moisture, ventilation and prevention, not only cleaning.
Mould surveys
When a mould survey should come first
A mould survey is a structured investigation into what is causing mould in a property, how far it has spread, and what it will take to fix it for good. Surveys are the right first step when:
- Mould keeps returning after cleaning or redecorating
- The outbreak is large, or spread across several rooms
- There is a dispute, for example between landlord and tenant, and you need independent evidence
- Someone in the property has health problems that may be linked to mould
- You are buying or letting a property with a history of damp
If the cause is obvious, a single bathroom ceiling with no extractor fan, for example, a remediation professional can usually assess and treat it in one visit, and a separate survey may be unnecessary.
Not sure which you need? Choose "Not sure, I need advice" on the form and say so in your message. You can also read about independent mould surveys to see what a thorough survey covers.

Questions
Mould remediation service FAQs
Will more than one company contact me?
Yes. Your enquiry is shared with every UKAME member company covering your region, so you may be contacted by several members with quotes. That is the point of the service: one enquiry, several quotes to compare, and no obligation to accept any of them.
Is this service free?
Yes. Requesting quotes through UKAME is free and there is no obligation to use any member who contacts you. You deal with the member company directly and any contract for work is between you and them.
Does UKAME carry out the remediation work itself?
No. UKAME is a training and membership provider, not a contractor. The work is carried out by independent member companies whose training and membership we have verified. That independence means we have no interest in selling you more work than you need.
What is the difference between mould removal and mould remediation?
Mould removal usually means cleaning away visible mould. Mould remediation is the correct industry term for the full process: finding the moisture source causing the mould, safely removing the contamination, and fixing the underlying cause so it does not come back. Wiping mould off a wall without fixing the cause almost always leads to regrowth.
Do I need a mould survey before remediation?
If the cause of the mould is obvious and the affected area is small, a competent remediation professional can often assess and treat it in one visit. For recurring mould, larger outbreaks, disputes between landlord and tenant, or anything affecting health, an independent survey first is usually money well spent because it identifies the root cause and gives you an evidence-based plan.
How much does mould remediation cost in the UK?
It depends on the size of the affected area, the underlying cause, and how much making-good is needed, which is exactly why comparing quotes from more than one trained professional is worthwhile. Be cautious of very cheap quotes for a quick wipe-down and repaint: if the moisture source is not fixed, the mould returns.
How do I check that someone contacting me is a genuine UKAME member?
Ask for their UKAME membership number and look them up in the public directory at mouldexperts.org.uk/directory. Every listed member's status is verifiable, and members carry a digital membership card with a QR code that links to their verification page.
I am a social housing tenant. Does Awaab's Law apply to my mould problem?
If you rent from a housing association or council, Awaab's Law requires your landlord to investigate reported damp and mould within 10 working days, complete any required safety work within 5 working days of the investigation, and respond to emergencies within 24 hours. Report the problem to your landlord in writing first. You can still use this form to get independent quotes or advice.
